Another Storey: What’s the Real Potential for Densifying London’s Estates?

London is scattered with 20th century local authority housing estates. At a time of housing shortage, it is widely assumed the densification of these estates can make an important contribution to London’s housing supply. Yet we know surprisingly little about the location, density and characteristics of London’s estates, and attempts to redevelop them are often met with controversy.

Our latest research project, Another Storey: The Real Potential for Estate Densification analyses the density of large estates in four London boroughs, and how this compares to surrounding areas. Using the Mayor’s density guidelines, we have produced a new estimate of the increase in units that could be achieved across London. The report includes a financial assessment of how the costs of densification stack up, and how these costs are shared between the public and private sector.
